The short answer
Self Storage is an Odoo application for a self-storage operator. It holds facilities, standard unit sizes, units drawn on an interactive floor map, and month-to-month leases. Every active lease knows which rung of the escalation ladder it stands on, how much it owes and whether the gate is shut behind it, aged nightly from its paid-through date.

What it is for
Storage is a business of small recurring amounts and a legal process for when they stop arriving. Generic rental apps handle the first part and leave the second one to a spreadsheet and somebody's memory. That is where it hurts, because escalation is time-bound. A tenant who should have been overlocked last week is a tenant still using the unit for free, and by the time anyone gets round to running a report, the deadlines have moved on without them.

The facility draws every unit by row and column, coloured by status with a legend key so colour is never the only signal. Click a door and the unit behind it opens.

Physical, square-foot and economic occupancy are reported apart, because the gap between them is discount and size mix rather than one number an owner can act on.

Month-to-month leases with a paid-through date, monthly rate, deposit and gate code. One payment action advances the date, clears the balance, resets the rung and restores access.

A tenant has run well past their paid-through date, and nobody has run a delinquency report this week.
A daily job ages every active lease from its paid-through date and moves it to the rung the day count says: Late at one day, Lockout at ten, Pre-Lien at thirty, Lien at forty-five, Auction at sixty. The gate state is its own field on the lease rather than a side effect of the stage.

An owner asks how full the site is, which is really three different questions with three different answers.
Physical counts occupied doors over all doors. Square-foot asks the same thing by area, so a lower figure means the empty units are the big ones. Economic divides rent actually on the book by gross potential rent, and its drop from physical is the discount being carried.

A late tenant pays at the counter and four things reset at once
Someone standing on a delinquency rung turns up with the money, and the manager has the lease, the balance, the rung and the gate to change.
Recording the payment advances the paid-through date by a month, clears the balance, resets the rung and restores gate access in one action. The board keeps the two levers an owner can actually pull beside it: rent sitting below street rate, and tenants past a year of tenure counted in days rather than calendar months.

What it deliberately does not do
- No invoicing or accounting.
- Rent lives as a paid-through date and a balance on the lease. Recording a payment clears that balance but posts nothing to accounting, and no invoice, product or tax is produced.
- The gate lock is a field, not a gate.
- Locking sets a flag on the lease and drives the board. Nothing physical happens, and no access-control keypad is contacted.
- No lien notices or auction paperwork.
- The ladder tells you which rung a tenant stands on. Statutory wording and timing vary by jurisdiction, so no document is generated and no deadline is asserted as legal advice.
- No tenant portal or online reservations.
- Back office only. Nothing about units, prices or availability is exposed on the public website.
- No automated dunning.
- The ladder produces the working list. Sending the email or the SMS is left to Odoo's own tools so the wording stays yours.
